It is the first question almost every buyer from Delhi, Mumbai or abroad asks us, and it is the one most often answered badly. The honest version takes longer than a single number.

Why a single figure is misleading

The limit that gets quoted in conversation usually refers to agricultural land purchased by a buyer who is not domiciled in Uttarakhand. That framing does a lot of work. It excludes land that has already been converted to non-agricultural use, land inside an approved plotted development, and land held through certain corporate structures with permission. Quote the number without the qualifier and you will mislead a buyer in either direction.

The position has also been revised more than once in recent years, tightened in some respects and relaxed in others. Anything written on a forum two years ago should be treated as history rather than guidance.

What to establish about a specific parcel

Before the ceiling question can be answered, four things about the parcel need to be settled. What is its current classification in the revenue record. Whether conversion has been granted, applied for, or never sought. Which authority has jurisdiction over approvals at that location. And whether the seller’s title and mutation entries are clean and current.

A parcel that is clean on three of those four is not a smaller problem. It is the same problem.

Only once those are established does the holding limit become a concrete question with a concrete answer for that buyer and that parcel.

How we handle it

For any parcel we represent or advise on, we set out in writing what the classification is, what a buyer in your position may hold, what can legally be built, and which approvals would be required. If the answer is that the parcel does not work for you, that is the answer you get, before a site visit rather than after.

Where a transaction needs a legal opinion, we say so and we will not proceed on a verbal assurance from a seller. This is the part of the process where patience is cheapest.
